Renting for art projects is just one of several great ways to profit from your property if rental as a film location is looking doubtful.
This is just one of the property rental options that I considered in the early days, to either supplement, or replace, our film location marketing activities.

Student Film Makers
One way may be to rent your property to emerging local film makers at the local university.
University students will often be working on very low-budgets so this isn't going to build you lots of revenue. In fact, only consider this option if generating an income from this property rental is superceded by a larger opportunity - e.g publicising the film and your location in the local press to attract paying clients.
Important note on engaging with Universities …
I found my local University to be quite difficult to engage with. You have to find, and approach specific departments to promote your offering, and this can be a very time-consuming activity. In fact, I gave up in the end!
Commercial stills photography
This is a potentially lucrative opportunity. To take advantage of this possible use, you will need to take good quality pictures of your property, and preferably have them residing on a small web site.
To gain involvement in these projects you need to get your name/product known in the local photographic community. To do this, you will need to identify and email as many local studios as you can find in the belief that you will strike gold.
This is essentially a numbers game, and is likely to take significant effort to get off the ground.
You will almost certainly have local websites that specialise in detailing all the photographic studios and companies for property rental as part of a new project or campaign shoot.
In addition, you could also look up your local branch of “Businesslink”.
Businesslink is a UK Government Agency set up to assist and support small businesses. Their site carries alot of useful advice on but for more specific advice you can always call their national number - 0845 600 9006!
Outside of the standard short term tennancy arrangements there are several other ways to draw an income from our investment property.

Art Classes
If you have a property which is interesting to look at and which could appeal to being sketched or painted then this could be another option.
Again, I would spend time researching the local art community and make direct approaches via phone or email. Many landscape painting courses require interesting locations to paint for a day, so this is most definitely an option.
