Our Developer builds fully managed business centres providing units of 500 sqft luxury leasehold office suites.

All Business Centre's or Office Suites...

• include staffed reception areas, business centre managers, and 24-hour security teams.
• are fitted with the latest office lighting, heating, power and communications sockets ready for a tenant to move in straight away.
• have high specification communal areas including kitchens, bathrooms and shower facilities

As with all offices of this type, tenants pay for local business rates, service charges, utilities and will be responsible for furnishing the offices themselves.

Tenants are also responsible for repairing the units to the standard in which they entered.

All tenants will be put on long term leases (typically between 3 to 5 years) with upward rental reviews every 3 years.

The very strong rental that the offices bring will easily cover mortgage payments with money to spare. The developer's Property Management Division will manage the letting of your office for you on an ongoing basis. This helps to ensure that the building is kept to the same high standard.

As the business centre is the tenants place of work, tenants look after them extremely well, as it is a reflection of them and their business.

Financial Information

Only a 10% deposit is required to invest in our business centres with nothing else to pay until completion, with £2000 deposit paid upon reservation and the remainder of the deposit payable within 30 days.

For example, a unit with an off-plan price of £99,950, a 10% deposit would be £9995. £2000 paid on reservation with a further £7995 payable within 30 days of reservation. With cash-back due on completion, the total amount required to invest, including completion costs, would be £9590.

With a typical interest only buy-to-let mortgage of approximately £475/mth and expected rental of £650/mth, the investment will provide a positive cash-flow from day one. The developer will guarantee your mortgage for the first 12 months and we will find your first and ongoing tenants.
