Investment Property SpecialistI am Tim. I have written this page to give you some information as to who we are, and the property-based activities we engage in and enjoy managing on a part-time basis.

Who Are We?

My wife Rosie and I own a mortgage consultancy practice and also have property related business interests in both the UK and Bulgaria.

We have been involved in property all of our adult lives and have a wealth of experience that covers:

In addition, I am a local Parish Councillor (and their primary WebMaster), and an advisor to a local Property Management Company, for whom Rosie is a Director.

Why Write A Property Investment Website?

Well, we had done so much research during the process of building our own investment property portfolio, that we wanted to share our experiences in the hope that other people like us, could capitalise on the same opportunities.

investment propertyWe've also renovated several UK properties in the past 8 years and wanted to share our experience with this too, but time has been against us, and we have only been able to post relatively brief articles.

We will be looking to expand this section in the coming months.

Our latest refurbishment meant us risking everything we had accumulated, and everything that the banks would give us, to pay for refurbishing this large, 500 year old, 7 bedroomed house in the country.

The good news is that it was worth it! 3 years on, the property is worth twice the price we paid for it and not only did we double its value, but we have also secured a regular income from renting part of the house as a 3-bedroomed holiday cottage.

The Buy-to-Let Bug!

In the past few years we got the buy-to-let bug and invested in some new-build, purpose-built apartments in our area in the UK.

By managing these ourselves we have learned a tremendous amount about landlord responsibilities, tenant care, and by preparing our own contracts etc, we've managed to save ourselves £1000's in agency and professional fees!

Our property management extends to:

  • Recruiting new tenants,
  • Issuing of tenancy contracts,
  • Managing payments,
  • Arranging plumbers, electricians for safety checks etc,
  • Sorting out any general maintenance/repair problems.
The Bulgaria Bug

In the last year we decided to look further a field for profits, and invested in Bulgarian property.

BulgariaThis in itself has been very interesting and also challenging. Again, many hours/days/weeks of research have been put into assembling reputable contacts and understanding how the processes work in a country where we dont speak the language.

Web Design

SBIOne of my hobbies is web design. Well, this came out of a need to advertise our primary dwelling (the period house - "shown above") as a film location.

To get the message out that we were open for business we built UKFilmLocation.com

As we defocussed from the film industry the theme of this site evolved, however, it continues to be a successful website for us to this day, although we don't often have time to allow film crews to come here to film as our holiday rental business is often booked up.

This site (UKPropertyServices.co.uk) was the 2nd that I designed. It's goal was simple, to pass some of our experiences to others who were just branching out on their property investment journey.

I've since built Fulford-Parish-Council.org.

This Parish Council website is updated and partially administered by Councillors who have fairly limited IT skills, and no previous web programming skills at all.

How to build a real estate website that gets seen..

Well, in todays world you will almost certainly need to have a website to advertise your properties to as wide an audience as possible. This may be for a variety of reasons, but it could be for one of these...:

  • to help you to sell your property
  • direct potential tenants to you via a local advert, etc,
  • to recruit holidaymakers to stay at your property,

Only you know what you need to do to get noticed, and just like us, may just have stumbled on the right tools for the job.

We aren't programmers, nor would we ever have the time to learn complex html coding. We wouldn't know where to start to be able to write a website that gets high rankings on the internet if we didn't have some excellent tools (and people) to help us.

This and the other sites mentioned above have all been developed using a simple yet comprehensive set of text based tools.

Lastly ... Once you've written your property orientated site, drop us a note, including your domain address, and we can get you going with your first link exchange.

This is another equally important part of your website strategy, and another function that is managed for you within the SBI toolkit.
